August brings late-summer heatwaves and the first hints of autumn. It is the perfect time to protect your home from high utility bills and spot minor exterior issues before wet weather arrives. Spend a few hours this weekend on these crucial maintenance tasks to keep your property safe, efficient, and comfortable.

Exterior & Yard Maintenance

1. Optimize Your AC Condenser

Your outdoor air conditioning unit works extra hard during August heatwaves.

  • Clear away tall weeds, grass, and debris within two feet of the unit.

  • Gently vacuum the exterior fins with a brush attachment to remove dust and cottonwood.

  • Avoid spraying high-pressure water directly into the unit, as this can bend the delicate metal fins.

2. Inspect the Deck and Patio

Summer foot traffic and intense UV rays take a toll on outdoor wood surfaces.

  • Walk your deck to check for popping nails, loose screws, or warped boards.

  • Check the structural wood underneath for any signs of soft spots or rot.

  • Clean out the gaps between deck boards using a putty knife to ensure proper drainage.

3. Clear Gutters and Outdoor Drains

Late-summer storms can drop sudden, heavy downpours that test your drainage systems.

  • Clear out any twigs, leaves, or bird nests blocking your gutter downspouts.

  • Ensure downspouts direct water at least three to five feet away from your foundation.

  • Clean out debris from driveway grates and window well drains to prevent basement flooding.

Interior Comfort & Safety

4. Swap HVAC Filters and Clean Vents

Clean airflow lowers your energy bills and extends the lifespan of your heating and cooling system.

  • Replace standard 1-inch pleated air filters, which usually clog every 30 to 90 days.

  • Wipe down supply vents and return grilles to eliminate built-up dust and pet dander.

  • Ensure furniture or curtains are not blocking your air registers.

5. Check for Hidden Plumbing Leaks

High summer water usage can stress your plumbing, making small leaks highly destructive.

  • Look under kitchen and bathroom sinks with a flashlight for dampness or water stains.

  • Inspect the base of your water heater for tiny puddles or signs of rust.

  • Check your toilets for silent leaks by dropping a few streaks of food coloring into the tank.

6. Test Safety Detectors

A change of seasons is the perfect reminder to ensure your emergency devices work flawlessly.

  • Press and hold the test button on every smoke and carbon monoxide detector.

  • Vacuum the covers of the detectors to remove dust that can cause false alarms.

  • Check the expiration date on your fire extinguisher and verify the pressure gauge is in the green zone.
